Why sell at auction: the case for a faster, more certain sale

Why sell at auction: the case for a faster, more certain sale

Selling a property at auction has shed its old reputation as a route reserved for distressed or unmortgage able stock. Today, in partnership with Phillip Arnold Auctions, we are helping a growing number of North London homeowners use the auction room as a strategic, transparent, and often highly effective way to achieve a sale. For the right property and the right seller, the benefits are considerable.

The most immediate advantage is speed. From instruction to exchange, an auction sale typically completes within six to eight weeks, with contracts exchanged on the fall of the gavel. Compared with the average private treaty timeline, which routinely stretches beyond four months, this compression of the process removes weeks of uncertainty and the risk of a chain collapsing late in the day.

Certainty is the second great advantage. Once the hammer falls, the buyer is legally committed and a 10% deposit is paid on the spot. Completion follows on a fixed date, usually within twenty-eight days. There is no renegotiation after a survey, no last-minute price chipping, and no waiting on a buyer's onward purchase. For executors, landlords exiting a portfolio, or owners who simply need to move on, that certainty is invaluable.

Auctions also create genuine competitive tension. With a guide price set sensibly below expected value and a confidential reserve protecting the seller's position, the format encourages multiple buyers to bid against one another in real time. The result, particularly for properties with development potential, unusual features, or strong investor appeal, is frequently a sale price above what private treaty negotiation would have produced.

Phillip Arnold Auctions brings decades of experience and a substantial database of active cash buyers, investors, and developers across the UK. With our local marketing reach this means properties are presented to the widest possible audience of motivated bidders.

If you are considering selling and would like an honest assessment of whether auction is the right route for your property, our team can arrange a confidential consultation. Not every home suits the auction room, but for those that do, the results can be exceptional.
